Bearing 22

The project began with a small townhouse corner unit located in a small village on Bearing, Sukhumvit 109. The original standard layout was reimagined and surpassed, addressing the shortcomings in functionality and lack of consideration for a modern family’s needs.

Construction & Extension

Once the plans were finalized, we moved on to the construction phase to turn the ideas into reality. To ensure a strong foundation for the newly added spaces and layout, 25 micro piles with footings were installed, followed by beams. The roofing was redone for both the existing and new parts of the building, and all electrical wiring was upgraded with plenty of outlets and LAN for TV and work stations.

Lighting was upgraded, including the installation of integrated fiber optics and new air conditioning systems, including ceiling aircon systems. Additionally, garden lighting was added to create a pleasant atmosphere during evenings and nights. Plumbing was upgraded, and all bathrooms were redone with bathtubs and glass showers. The property features new flooring, new interior and exterior paint, and a beautiful garden to complete the renovation.

Planning & Design

Our designers and project managers dedicated countless hours to carefully plan and design the upgrades for this property. One of the main challenges was the small interior of the first floor. Fortunately, being the last unit on the road, there was available land and a garden space on the side of the house. This allowed us to extend the living space on the first floor and make it more functional.

The entire interior was redesigned to meet the modern needs of a young family. Outdoor and garden areas were developed to create spaces for gatherings with friends and family. A new kitchen was added at the back of the house, allowing for a larger living room area. A dining area and reading corner were incorporated, featuring big glass windows to maximize natural light. This is especially crucial for a townhouse, which typically lacks windows on two sides. The property now boasts a total of 3 bedrooms, including a spacious walk-in closet for the master bedroom, a small office, and 4 bathrooms. Additionally, a carport was included to easily accommodate two cars.
